Insurance Coverage Responsibility
Dear CFW Resident,
At our recent board meeting, our insurance representative, William Deere with Brown & Brown Insurance, provided us with some important information about the insurance coverage for our homes. We wish to share this information for all residents in hopes that it will help clarify any questions or concerns. You are free to contact Mr. Deere with any further questions or concerns.
The Association has insurance coverage for all Association Owned Property, the envelopes of each of the residential buildings, and for the parametric boundaries of each homeowner unit from the drywall out.
·We look to the Association’s property insurance policy to respond to property damaged by covered perils (catastrophic events like wind, fire, explosion, etc.)
·We look to the Association’s HOA Docs for guidance on all Repairs & Maintenance. The Association’s Documents govern property repairs & maintenance responsibility.
The Homeowners have the insurance coverage responsibility from the paint in and that this includes flooring, wall coverings, unit fixtures, unit finishings, and personal property. The Homeowners may request form HO6 or similar from their Personal Lines Agent. This is commonly referred to as the Unit Owner Policy and it also provides liability, loss of use, and special assessment coverages.
We know all homeowner’s insurance policy premiums are increasing and we have a Personal Lines Department. Attached is their brochure, anyone wishing for a homeowners policy review or for competitive homeowner’s quotes may reach out to them.
